ICIC leverages its development, construction, and urban planning expertise, in order to add value by repositioning assets or redeveloping real estate property. The Canadian division incorporates all aspects of real estate development while the US division focuses solely on repositioning of under performing multifamily assets in desirable areas.

Our expertise allows us to add value through the development process, from identification of opportunity, to the disposition of the completed project. We offer full development services and development consulting.

ICIC acts as both independent developer and participant in joint ventures.  We have the experience to control all the aspects of the development process in order to maximize returns for property owners, institutional investors, and private equity partners.

ACQUISITION

Property / Project Selection
ICIC undertakes an identification process of potentially profitable projects. We review repositioning and/or rezoning potential through discussions with governing agencies and communication with neighbourhood associations in order to determine favourability. Community outreach is a critical element of any redevelopment in order to solicit feedback of support or acceptable alternatives. ICIC will leverage its public and private relationships to assess the viability of a development project and establish a positive impression on local community members.

Feasibility Study
ICIC determines the highest and best use of a property. We prepare comprehensive feasibility reports which include market research, and detailed financial analysis, to determine the viability of a project. These reports are often used for decision making and reporting for various partners such as equity lenders, banks, and appraisers.

Due Diligence
ICIC gathers and analyzes all pertinent information pertaining to a property. The details of the due diligence are dependent on the type of project and will vary based on whether the project is to be repositioned as an asset or as a redevelopment.

TEAM

Design Consultant Team Selection
ICIC sources and evaluates the critical team members for each development project.

We work side-by-side with the architect to create a concept, design and site layout and continue working with the architect and various consultants to ensure the most cost effective construction methods and materials.

REZONING

ICIC leads the design team to create a project that will receive favourable support from governing staff and muncipal councils.

We meet and correspond with neighbours and neighbourhood associations to provide a project that they will support. We apply and present to Council to achieve the Rezoning and necessary Development Permits.

FINANCE/COSTING

Construction Budget
ICIC works with the architect, consultants, contractor and construction manager to refine the construction detail and resulting detailed costing.

Underwriting
ICIC creates a complete financial analysis to present to various financial representatvies.

Financing
ICIC identifies various forms of traditional and nontraditional financing sources and then evaluates and analyzes each of the options in order to maximize flexibility and financial returns.

DEVELOPMENT MANAGEMENT / DISPOSITION

Construction Budget
ICIC provides oversight of the contractor and/or construction manager. We organize and share weekly construction progress meetings with contractors, consultants, architects, and sub-trades (where applicable) to trouble-shoot and ensure timely and cost effective construction and completion of a project.

Marketing and Sales Teams
ICIC manages the marketing and sales teams. We work closely with our marketing team to create all forms of print media, online marketing and website creation. We manage and work with a sales team and/or property manager to ensure a successful sell-out or lease-up.
