BUSINESS PLAN

ICIC’s investment strategy includes  acquiring under-performing multifamily apartment complexes in preferred locations, repositioning and adding value through rehabilitation, increased rents, and occupancies, then selling or refinancing dependent on investors’ goals.

INVESTMENT

ICIC offers two distinct investment vehicles depending on the requirements of the investor:

Limited Partnership– Limited Partnership owns the asset and ICIC acts as the General Partner.

Limited Liability Corporation – the investor owns the shares in the LLC which owns the asset.

INVESTMENT TERM

The acquisition , rehabilitation, revitalization and stabilization of an asset usually takes 2-3 years after which ICIC will sell the asset and return all of the investors’ capital and 50% of the profit, or, refinance and return all of the investors capital and continue to provide cash flow to the investor.

INVESTMENT LIQUIDITY

If an investor requires a return of their investment before the maturity of the investment , ICIC will endeavor to have the investor’s capital replaced for a fee or at a discount.

PROFIT SHARING

The investor will receive 50% of any and all profits. Profits are calculated after the investor receives 100% of their invested capital and their 10% return on that capital.

EXPERIENCED MANAGEMENT TEAM

Doug Foord has over 40 years of experience in real estate brokerage, real estate development and financing in both Canada and the United States. As president of ICIC his responsibilities include all aspects of the business plan. He personally oversees asset identification, due diligence, financing, acquisition, rehabilitation, revitalization, stabilization, asset management, sales and refinancing.

Joe Kee has over 38 years of experience in real estate brokerage and property management. He has personally been responsible for over $239,000,000 in rehabilitation of over 83,000 apartment units. His responsibilities include asset identification, due diligence, rehabilitation, revitalization and stabilization.

FEES

ICIC’s interest are aligned with those of the investors’. ICIC receives no upfront fees and only a 5% (per annum) Asset Management Fee of the Effective Gross Income of the investments. ICIC receives 50% of the profit which is calculated after the investor receives all their investment capital returned plus 10% per annum preferred. ICIC has a strong incentive to perform as its incentive is based on invvestors’ profit.
